TERMS AND CONDITIONS

We hope you enjoy a pleasant stay in La Granja del Besa.

Our commitment is to offer a full house accommodation, beautiful, clean and comfortable, in the Montsec Mountain Range.

La Granja del Besa is a rural tourism accomodation officially registered with the code HUTL-001244 the Register of Tourism of the Generalitat of Catalonia, and therefore meets all its requirements and obligations.

1. INFORMATION AND RESERVATIONS

You can make your reservations via phone or, preferably, e-mail, in order to have everything in writing. Once you receive our confirmation that the accommodation is available during the dates you have requested, if you want to confirm the reservation, you must pay a deposit as an advance, within 48 hours (See next point), and go again to the "Rental Agreement” signed by the host of the rental charge.

Once we receive your deposit, we will contact you to confirm your reservation and specify all details.

We need the full name, and passport of EVERY person staying in the house, in compliance with current regulations, and the register of users of Mossos d'Esquadra., We need also the full address, phone number and email of the person responsible.

2. PAYMENT AND DEPOSIT

To make reservations you should pay in advance as a deposit 30% of the total amount. You can pay this deposit by bank transfer or by credit card. The reservation will not be effective until the customer has made payment of 30% the price of the stay and the company has received proof of payment.

Once we received the aforementioned payment, you will receive an email of confirmation and proof of payment, and a description of the route to get to the house.

Upon entering the house, when handing over the key, you will have to pay the remaining amount.

A guarantee deposit of 100€ in cash is also to be made at the time of arrival at the house., ., (. 100 €); This deposit will be returned within a maximum of 48 hours of departure, once we check the correct state of the accommodation. This deposit will be returned via bank transfer to the account number provided. In case of damage - leaving the house dirty, not taking out the garbage, throwing cigarette butts on the floor of the house or in the garden, throwing objects in the pool or misusing the pool, and any misuse of the house that represents extra cleaning hours - the owner of the house reserves the right to withhold the relevant amount needed to cover the cost of the damage caused or the extra cleaning hours. In case of damage exceeding the amount mentioned, the owner will take appropriate legal action.

3. PRICES

Prices are calculated in euros, VAT included, and can be found at www.lagranjadelbesa.es/en. They include the use of house with all its belongings and utensils, such as bed linen, towels, crockery, the kitchen and its utensils, heating, the terrace with its furniture and barbecue, and garage. The prices already include the Touristic Tax of the Government of Catalonia (0,90€ per night per person over 16 years, with a maximum of 7 nigths).

4. CANCELLATIONS OF THE RESERVATION

If once the reservation is confirmed and the deposit made, the customer decides to cancel it, La Granja del Besa, in concept of cancellation fees, will keep:

*_ 50% of the deposit, when the cancellation is made between 30 and 15 days before the date agreed.

*_ 100% of the deposit, when the cancellation is made with 15 days, or less, before the date agreed. (According to the Decree on Tourist Accommodation of the Government of Catalonia).

In case of a change in the booking dates, the owner will try to change the reservervation as long as the house is available during the new dates, and prices will vary according to the season.

If the home is already booked during the new requested dates, the above-mentioned cancellation fees will be applied.

5. INTERRUPTION OF THE STAY

If customers have to leave the house due to personal circumstances before the date previously contracted, there will be not refund of the difference between the contracted stay and the stay the customers actually enjoyed.

6. ARRIVALS AND DEPARTURES SCHEDULES

6.1 arrivals

The time of entry is between 17.00 and 20.00 hours. The arrival time will be specified with the owner, but please inform us by phone or e-mail of your estimated arrival time, two days before.

If the agreed time of arrival suffers last time delays or variations, please warn us urgently. This may cause an extra charge of 25 € in concept of reception outside the agreed time, if entry duplications occur with other clients. We have other clients and all of them deserve to be treated with equal care and punctuality.

6.2 departures

The departure must be made before 11.00 in case there is an entry on the same day. On Sundays and long weekends, enjoy a "late check-out": until 17h.

RENTAL CONDITIONS

ACCOMODATION CAPACITY

The accommodation capacity of La Granja del Besa is of 8 guests, and can only be used by the number of people indicated in the reservation (adults and children over 2 years). It cannot be exceede in any case. Due to current regulations, visitors to the house are not permitted. The "Rental Agreement” signed by the host responsible for the rental must detail the exact number of adults, and children under 2 years staying in the house during the days of stay agreed.

La Granja del Besa can prevent the entrance to the propierty in case the number of people inside is exceeded. If during the stay there a higher number of people authorized are detected in the house, the reservation will be automatically canceled and the house can be evicted.

CLEANING AND MAINTENANCE OF THE HOUSE

Respect the furniture and facilities of the home. We want all our guests, just like you, enjoy maximum comfort and cleanliness.
Our house is full rental, in other words , the whole house is rented. Please bring all your food and personal hygiene products.
The kitchen's house is equipped with some oil, sugar and salt for the first meal. It also has sheets, mantles, towels and bath mat, as well as all the items detailed in the section "Prices". The house has a basic cleaning kit (trash bag, toilet paper, matches, dishwasher soap, wipe, etc…)
The house is also equipped with appliances such as, washing machine, fridge freezer and dishwasher, as well as small appliances such as: toaster, sandwich maker, traditional coffee maker and "minipimer".
The client receive the house in optimal conditions of cleanliness and order, and they must take care of it, as well as of the terrace and the garden furniture and barbecue.
La Granja del Besa is cleaned, ordered and arranged every time there is a change of guests. During your stay, . the cleaning is up to customers ..
Clients must leave the house in reasonable conditions of cleanliness, in other words , in the same way that they found it on their arrival. Should these conditions not be given, the owner has the authority to charge 40 € to pay for an extra cleaning after their departure.
At the end of the stay the household goods will be checked, as well as the cleanliness and order of the house, in the presence of the guests.
if any damage was inflicted to the house or its content during the stay due to misuse by the clients, the repairs should be on account of the clients.
If any of the clothing (bed sheets, mantles, towels, floor mats, etc…) or appliances is missing it will be deducted from the deposit.
The house has a highchair and a cradle for babies less than 2 years of age. Its installation will be free (Remember to let us know at the time of booking in order to have it ready on your arrival).
Supplies: Water consumption, electricity and heating are included in the total price of the stay and, therefore, the uses of devices that alter the expected consumption is not allowed.
To preserve the environment, please use water, light and heating rationally, and close always the entrance door and all the windows, especially then you leave the house, as you would at home. The rational use of the supplies will allow us to continue to maintain current prices.
The customer agrees to act with the utmost civility, respecting the environment, the calm and nature, as well as the cleanliness and tidiness of the house.
In the event of VANDALISM, DRINKING BINGES, PARTIES, or RECKLESS USE of the house housing and its equipment, the owners reserve the right to terminate the lease anytime, tenants having to leave the premises immediately.
Please do not swap furniture, books or objects around. The introduction of furniture, stereos,, etc, in the house is not permitted. To perform any kind of renovations is prohibited.
Pets are NOT allowed. .
With the aim of preserving a clean and healthy environment at La Granja del Besa, and out of respect to other clients, smoking is not allowed inside the house. You can smoke outdoors, in the garden and terrace. We ask you to be safely dispose of cigarette butts to prevent fires, especially during summer.
Do not leave garbage in the house or in the garden or at the front door. There is an area specially designed to dispose of the trash right in front of the house and another specially organized for selective garbage (glass, paper, plastic) a hundred meters ahead.
It is not permitted to use the house or its landscape for any kind of activity other than the agreed. This includes commercial use of images or footage of the house. It is prohibited to carry out any activity or conduct contrary to the basic hygienic rules or coexistence as well as violating public order.
The owner shall not be responsible for any damage, loss or theft of any personal objects owned by the guests or of their car.
La Granja del Besa is advertised on several websites and portals of rural tourism. The prices that prevail are those you will find in your reservation document, which you will receive via email.
We will offer you touristic, cultural and environmental information about the area. We will also suggest you tours and excursions to interesting places. Also we will provide you with a list of useful telephone and emergency numbers.
We reserve the right not to accept or cancel stays in which guests do not comply with the rules of coexistence, at any time and without any refund.
The company is not responsible for personal items stored in the house.
